The short version
- The calculator runs inside your browser. If you never enter your email, none of your numbers reach us.
- When you save your breakdown we store your email address, the figures you typed, the net proceeds result, and which page you were on.
- We email you your breakdown, and our seller math as we publish it. You can stop that any time.
- If you send the contact form, your name, email and phone number go to us and to our partners, who may contact you about selling your home and moving. Sending the form is how you agree to that.
- We count page views (which page, where you came from, which country) in our own database, without cookies. It is not tied to you. The contact form is different: it comes from Phonexa, which sets a cookie and logs your visit (details below).
- Apart from our partners and the companies that run the site for us, nobody gets your details.
- Want your record gone? Email privacy@homesalemath.com and we delete it.
Who we are
Home Sale Math (homesalemath.com) is a seller-side calculator and guide site run by Home Sale Math Inc. We are not a brokerage, a law firm, or a lender.
What we collect
The numbers you type into the calculator
Expected sale price, mortgage payoff, the commission percentage you set, the listing-side percentage you set, other closing costs, repairs and concessions, and the net proceeds figure the calculator works out.
These stay in your browser while you play with them. Nothing is sent to us until you enter your email and press the button. If you close the tab without doing that, we never see any of it. When you do submit, the sale price, mortgage payoff, commission percentage, closing-cost percentage, repairs and concessions figure, and the net proceeds result are saved with your email address.
Your email address
Only the one you type into our forms. We do not buy email addresses.
Which page you submitted from
The path of the page you were on, so we know which guide sent you. Not your browsing history, just that one page.
What you put in the contact form
Your first and last name, email address and phone number, and a record that you agreed to be contacted by sending the form. With it we keep the wording of the consent statement you saw, the page you were on, any tracking tags in the link you arrived by (which ad or email sent you, for example), and the time. The form itself is run by Phonexa, the lead platform our partners use, so what you type goes to Phonexa as well as to us.
Your IP address
The breakdown form is protected by Cloudflare Turnstile, which stops automated submissions. When you save your breakdown, your IP address is sent to Cloudflare so it can run that check, and we do not store it. When you send the contact form, we store your IP address with your details, to limit abuse and as part of the record of what you agreed to.
What our host sees
The site is hosted on Cloudflare. Like any web host, Cloudflare handles the request and can see your IP address and browser details as part of serving and protecting the site. That is their processing, under their terms, not a record we keep.
Counting visits
We count page views so we know whether anyone is reading. When a page loads, we record the page address, the site you arrived from if there was one, and the country your browser reports. That is the whole record. It is not tied to you, to your visit, or to anything you type into the calculator, and there is no way for us to work backwards from it to a person. It is stored in our own database on Cloudflare and goes nowhere else.
What we do not collect
We do not use advertising pixels or analytics services, and we do not set cookies of our own. We do not store your IP address with the page view. We do not ask for your street address, and we do not look up property records, credit files, or anything else about you. The contact form loads from Phonexa's servers and brings in fonts from Google, so those companies see your IP address and browser details when they serve it, under their own terms. Phonexa's form code also sets a cookie on this site that gives your browser an ID and remembers which site first sent you here, and it reports each visit to the page with the form back to Phonexa, along with the page address and the site you came from.
Why we collect it
- To email you the breakdown you asked for.
- To send you our seller math as we publish it, until you tell us to stop.
- To know which guides actually help people, by counting submissions per page.
- To pass what you send through the contact form to our partners, so they can contact you about selling your home and moving, and to keep a record of what you agreed to.
Where it is stored
In a Cloudflare D1 database that only we can query, and in Cloudflare's hosting logs. Your email address also sits with Resend, the service that delivers our email. What you send through the contact form is also held by Phonexa and by the partners it goes to.
Who we share it with
Companies that run the site for us
- Cloudflare hosts the site, runs the bot check, and holds the database.
- Resend delivers our email. They receive your email address and the figures from your breakdown, because those figures are in the message.
- Phonexa runs the contact form and passes what you type in it to our partners.
These get your data because the site cannot work without them.
Our partners
If you send the contact form, your details go to our partners: companies that help people sell a home and move, including real estate agents, cash home buyers and moving companies. They may contact you about selling your home and moving, as the consent statement beside the form describes. We are paid for these introductions. What you save with the calculator, your email address and your figures, does not go to partners.
Anything you submitted under an earlier version of this policy stays under that version: a later edit here does not reach backwards and turn an old submission into a shared one.
Everyone else
Nobody. We do not post lists, sell to people-search sites, or hand data to anyone not described above, except where we are legally required to (a court order, for example) or where we have to in order to protect the site from abuse.
How long we keep it
Your email address, what you sent through the contact form, and any record of what you agreed to: three years from the last time you interacted with us. The calculator figures attached to it: two years. After that they go.
We delete on request, whatever the standing period says. See below.
Your choices
- Stop the emails. Use the unsubscribe link at the bottom of any message, or reply and say stop.
- See what we hold. Ask and we will send you your record.
- Have it deleted. Ask and we delete it, normally within 30 days.
- Keep your details out of it. The contact form is optional. If you do not send it, nothing goes to our partners. Once it is sent we cannot pull your details back from them, so tell a partner directly if you want their calls to stop.
Depending on where you live, you may have stronger rights than these, including the right to know what has been shared and to opt out of it being sold or shared. Ask us and we will honour the same requests wherever you live, because running two standards is how mistakes happen.
How to ask
Email privacy@homesalemath.com from the address you signed up with, or tell us which address to look for. That is the whole process. There is no form and no account to log into.
Children
This site is for adults selling a home. We do not knowingly collect anything from anyone under 18, and if we find out we have, we delete it.
Changes to this policy
If we change what we collect or who we share it with, we change this page and move the date at the top. Material changes to the sharing section do not apply backwards: if you agreed to one thing, that is what you agreed to, and a later edit here does not extend it.
