Short, because it should be. Using this site means you are fine with what follows. If you are not, the site is free to leave.

The calculator gives an estimate

It is arithmetic on numbers you supplied. It is not an appraisal, a net sheet from a title company, a loan payoff quote, or an offer. Your actual proceeds depend on your contract, your payoff letter on the day, your state's transfer taxes and closing customs, and what you and a buyer negotiate. The number on the screen will not be the number on your closing statement. Have your title company or closing attorney confirm the closing side before you rely on any of it.

The assumptions are yours

Every rate in the calculator is a field you control, including the commission and the listing-side comparison. We put starting values in the boxes so the page is not blank. They are not rates anyone is owed, quotes, or predictions about your market. Change them to what you are actually being quoted and the output follows your numbers.

Nothing here is advice

The guides describe how home sales generally work in the United States. Requirements vary by state, and sometimes by county and by contract, and they change. Nothing on this site is legal, tax, financial, or real estate advice, and reading it is not a substitute for a real estate attorney, a tax professional, or a licensed agent who knows your market. On anything that could cost you the deal or land you in court, disclosure obligations most of all, check with someone qualified in your state.

We are not your agent

Using this site, running the calculator, joining the email list, or sending the contact form does not create an agency, brokerage, fiduciary, or attorney-client relationship between you and us. We do not represent you in a transaction, we are not a party to your sale, and we owe you no duties in one. The guides carry a byline because someone wrote them, not because that person is acting as your agent.

No guarantee of outcome

We do not promise that you will sell, that you will sell for any particular price, that you will save any particular amount, or that any route described here is the right one for your house. Whether self-listing beats hiring a full-service agent is genuinely situational, and we say so on the pages themselves.

We get paid, and here is how

We are paid for introducing sellers to our partners, companies that help people sell a home and move, and we may be paid when you use a service we link to. Introductions happen only through the contact form, when you fill it in and send it. Either way it does not change what the calculator computes, which is your own arithmetic, but you should know it when you read a recommendation. The full picture is in the privacy policy.

We do not vet, endorse, or stand behind third-party services, including any company that contacts you after an introduction. Your dealings with them are between you and them.

Limitation of liability

The site and its content are provided as they are, without warranties of any kind. To the fullest extent the law allows, Home Sale Math Inc. and the people who work on this site are not liable to you for any loss or damage arising from your use of the site, from relying on the calculator or the guides, or from any dealing with a company we introduced you to, whether the claim is in contract, tort, or otherwise. This includes indirect and consequential loss, lost profit, and lost opportunity. Where liability cannot be excluded, it is limited to the greater of one hundred US dollars and the amount you paid us to use the site, which is nothing.

Nothing in these terms limits liability that cannot be limited under the law that applies to you.

The site can change or break

We add pages, update figures, and occasionally get something wrong. We fix errors when we find them. We do not promise the site is always available or always current, and we can change or remove any of it.

Governing law

These terms are governed by the laws of the State of Maryland, without regard to conflict-of-law rules. If a court finds any part of these terms unenforceable, the rest still applies.
